Development proposal
Bellway Strategic Land has submitted an outline planning application to Warwick District Council for a new housing development at the western edge of Bishop’s Tachbrook.
The scheme would deliver up to 125 homes on a 24-acre site south of Mallory Road, alongside 15 acres of public open space.
Community features and green space
The plans include a community orchard, children’s play area, wildflower meadow and hedgerow planting to encourage biodiversity.
At least five per cent of the homes would be bungalows to meet the needs of older residents, while 40%would be provided as affordable housing and a further 5% as self or custom-build plots.
Road and transport improvements
Following feedback from residents during consultation, the scheme now incorporates improvements to the Mallory Road and Banbury Road junction.
A dedicated left-turn lane onto Banbury Road has been added to increase capacity, while enhancements to walking and cycling routes are also planned. This includes upgrades to the existing footpath and a new pedestrian link to bus stops and village amenities.
Economic and social benefits
The development is expected to support 45 jobs and contribute £11 million to the regional economy during its three-year construction phase.
Once completed, it could generate around £2 million in local household retail spending each year, along with £310,000 in annual council tax revenues.

“We have made a number of key changes following the consultation, including relocating the community orchard, creating more space for an attenuation basin, and proposing a new left-turn facility to ease traffic at Banbury Road.”
