A major West Midlands developer has been selected to help shape new UK building standards for sustainability.

IM Properties’ 340,000 sq ft logistics unit at Hinckley 340, near the M69, has been chosen as one of just 22 sites to take part in the UK Net Zero Carbon Buildings Standard (UK NZCBS) pilot programme.

Bringing together experts from across sectors

The initiative brings together experts from across the built environment to define what a net zero building looks like, from construction and operation to energy and water use.

Hinckley 340 already meets top environmental benchmarks. It is rated Energy Performance Certificate A, Building Research Establishment Environmental Assessment Method rating of ‘Excellent’ and delivered as Net Zero in Construction and built to be net zero-ready.

Birmingham-based firms are helping with the project

The developer is working with Birmingham-based advisors Turley to assess how the emerging standards apply in practice. Insights from the pilot will inform the final version of the UK NZCBS, due later this year.

The aim is to create a clear and consistent framework that developers, investors and regulators can trust – and to help identify who is genuinely delivering on climate targets.

Snigdha Jain, head of Environmental Social Governance at Turley, said: “Having contributed to the development of the UK Net Zero Carbon Buildings Standard as part of the task force, it’s exciting to now apply this industry-leading methodology to a live logistics project.”

Covering all aspects

The pilot covers all aspects of a building’s carbon impact, including materials, energy use and refrigerants. For IM Properties, the project is part of a wider push to align with national goals and prepare for future regulation.
