National property consultancy Carter Jonas has secured a resolution to grant outline planning permission on behalf of strategic land promoter Land Fund for up to 180 new homes on land west of Wrottesley Park Road in Perton, South Staffordshire. The application was unanimously approved by South Staffordshire District Council’s planning committee on 21 July, subject to the completion of a Section 106 agreement.
The outline application, with all matters reserved except means of access, provides for up to 180 homes together with public open space and associated infrastructure on a circa 7.2-hectare site. 30% of the homes will be affordable, split equally between shared ownership and social housing. The scheme will also deliver green infrastructure connecting into the established neighbourhood to the south.
Land Fund has been involved in Perton for many years, following the successful promotion and subsequent sale of land immediately to the south of the site, now known as Wrottesley Village, for which it gained outline planning permission for 220 dwellings. This is now being delivered by Severn Homes. The new homes proposed through the most recent planning permission will form a continuation of that neighbourhood, with access provided through Wrottesley Village. The site is allocated for housing in South Staffordshire District Council’s emerging Local Plan, on which main modification consultation recently closed.
Carter Jonas has promoted the site through the emerging Local Plan and prepared the planning application, including pre-application consultation and Environmental Impact Assessment screening.

In securing the resolution to grant, Carter Jonas worked alongside a team of consultants including masterplanner Node Urban Design, drainage consultant Pell Frischmann, ecologist Ecology Solutions and transport consultant Transport Planning Associates.
