£6m new laboratory and research hub at University of Warwick

Major investment in the life sciences infrastructure of the West Midlands 

A £6 million project is transforming a 1970s research facility at the University of Warwick Science Park.

Multi-disciplinary consultancy Pulse Consult has been appointed to lead the refurbishment of the Vanguard Centre, working with the university to create a modern, flexible environment designed to support cutting‑edge research and attract high‑growth life sciences and technology businesses.

Premium R&D lab space

The redevelopment will deliver 13,600 sq ft of premium R&D laboratory space on the ground floor, split into 13 fully accessible labs with the flexibility to interconnect as organisations expand. 

A further 8,000 sq ft of office space will be created on the first floor, alongside new meeting rooms, collaborative workspaces and a social and events area aimed at fostering innovation and partnership between researchers and commercial tenants.

‘Attracting pioneering activity to shape the region’s future’

Jason Fretter, Director at Pulse Consult, said: “We recognise the vital role that well‑designed, functional facilities play in driving innovation. 

“By creating premium accessible laboratories and flexible workspace tailored to the evolving needs of researchers and commercial partners, this project will enhance the campus and attract the pioneering activity that shapes the region’s future.”

Sustainability is a key feature of the redesign, which includes new energy‑efficient windows, upgraded insulation and electric heating infrastructure.

Pulse Consult is providing project management, quantity surveying and employer’s agent services for the scheme, drawing on its longstanding relationship with university partners to ensure smooth delivery.
