Developer Muse seeks funding partner to deliver 346 build-to-rent apartments at Holbeche Place

CBRE has been appointed to secure a funding partner for the first phase of a major town centre regeneration scheme in Solihull.

This comes after planning permission was granted for 346 build-to-rent apartments.

The investment partner will work alongside developer Muse to deliver the apartments at Holbeche Place, formerly known as the Mell Square development, marking the first of six phases across the seven-hectare site.

A detailed planning application for phase one was submitted to Solihull Council and received a positive decision in February 2026. 

The scheme comprises four apartment blocks ranging from six to 13 storeys, with a tenant lounge, co-working space, communal courtyard and 60 parking spaces.

Strong demand drives ambition for 1,600-Home masterplan

The wider masterplan for Holbeche Place includes up to 1,600 new homes, shops, bars, restaurants and more than 50,000 sq ft of green space, to be delivered over the next decade.

Hannah Badger, director in CBRE’s Residential Capital Markets team, said: “Solihull is one of the West Midlands’ most affluent towns and a highly sought-after residential destination. To date there has been a fundamental undersupply of rental stock in the town centre to accommodate this strong demand.”

With detailed planning consent now secured for the first phase, Muse is committed to progressing delivery at pace.”

Holbeche Place sits adjacent to Touchwood Shopping Centre and close to Solihull railway station, with Birmingham Airport within the same conurbation.
