Developer IM Properties has submitted a detailed planning application to Bromsgrove District Council for a new industrial unit at Wythall Green.

The speculative proposal seeks permission for a 46,888 sq ft employment unit designed to address growing demand for commercial space across the district and the wider West Midlands region.

The site sits adjacent to the established Wythall Green Business Park, approximately 10 miles south of Birmingham city centre and close to junction 3 of the M42.

Lewis Payne, development director at IM Properties, said: “We’re already having conversations with several interested parties looking for high-quality space.

“Our strong market position and reputation on the M42 corridor enables us to clearly understand occupiers’ needs and address a current shortage of similar scale units in the local area.”

Undersupply driving demand

Payne pointed to a significant gap in local provision, noting that industrial space across Bromsgrove district is “currently severely undersupplied” despite strong demand from businesses looking to locate or expand.

He said a sizeable proportion of Bromsgrove residents currently commute outside the district for work, suggesting that new local employment space could help address that imbalance.

If approved, the development is expected to support up to 150 direct and indirect jobs and deliver £100,000 per year in business rates.

IM Properties is known for delivering major M42 corridor schemes including Blythe Valley Park, Birch Coppice and Mercia Park, where it secured the largest single-occupier deal in the UK with Jaguar Land Rover, totalling nearly three million sq ft.
