Sustainable neighbourhood proposal

Housebuilder Bellway has submitted detailed plans to deliver a new community of 334 homes at Windmill Farm, off Coton Lane in Tamworth. 

The proposals, developed by Bellway Strategic Land, include 242 private properties and 92 affordable homes, alongside extensive green space accessible to the wider public.

Housing Mix and Design

The 35-acre site would provide a mix of one-bedroom apartments and two to five-bedroom houses. 

Each property is designed to be powered by all-electric heat pumps and fitted with electric vehicle charging points. 

The development would also incorporate new pedestrian crossings, linking directly to The Rawlett School opposite the site.

Community features

Plans include a new park, children’s play area, meadow, pond and kickabout space, as well as a network of cycleways and footpaths. 

Bellway has stated the landscape design aims to achieve a net biodiversity gain by retaining existing trees and hedgerows where possible, and introducing new planting to support local wildlife.

Planning and consultation

The land falls across both Lichfield District Council and Tamworth Borough Council, meaning applications have been submitted to both authorities. Bellway said the designs were finalised following a period of public consultation, where residents were invited to view the proposals and provide feedback.

Chris O’Hanlon, Senior Planning Manager for Bellway, said: “There is a recognised need for new housing in the north of Tamworth and we believe that this site provides the ideal location for a neighbourhood of 334 new homes. Our proposed development features a wide range of properties for the private market, with more than a quarter of the homes being provided as affordable housing for local people through low-cost rent or shared ownership.”
